What should I do about my rental house?
When we first saw this house we were promised many things would be done before we would be moving in. painting, flooring,... you name it. Well, the Landlords had 2 months before we moved in and very little was complete. We had no where else to go so we moved in Nov 15th. We paid a low down payment of $250 and 1st months rent of $650. It has been 2 months now and nothing has been fixed. The wood siding is rotting, the roof needs replacement, there are holes around a window that was improperly put in, the kitchen tile is cracked, the living room has vaulted ceilings and the top 5 feet or so is not painted, we have no ceiling fan in the living room... okay the list goes on and on.
We still have not received a lease agreement or a timeline of when these things should be completed. What should our next step be? What obligations do the LL have to us when the renovations were not written but we were just told they would be taken care of promptly.

Bottom line is you have nothing in writing, not evan a lease showing you are legally occupying the house. 2 months and nothing has been fixed, chances are it never will be. You don't have any recourse because you have nothing in writing, but neither does the landlord.
What should your next step be ? Look for another place to rent and move out. Only next time get a lease before any money passes across the table. Deals like that moving in for only $250 and first months rent are too good to be true as you found out the hard way. Never mind you saw the house was obviously neglected for years by your own description. Never believe oral agreement because they are unenforceable in court. What you see is what you get. Remember that next time.
