What does our building code says about using insulated gypsum board as exterior walls in condominium units?
We just invested in a condominium unit and we're already paying when we found out that the developer is using insulated gypsum walls as exterior walls or property walls. Is this acceptable for residential condominium use?
Yes it is, as long as there is some type of wind bracing in the walls. Usually, plywood is installed in the corners, and if there is a long straight wall a sheet will be installed in a few places through the run. There are 2 types of drywall installed on the outside of a wall. There is exterior grade drywall, which is dark gray, or Densglas, which is yellow and reinforced with fiberglass. Some contractors use angled metal bracing, which is either notched into wood studs or screwed and welded to the face of structural metal studs. Hope this helps.
